Benefits And Features Of West Bengal Nijashree Housing Scheme
- Through the West Bengal Nijashree Housing Scheme, dwelling units consisting of a minimum of 16 flats in a block of G+3 buildings will be provided on government lands, lands of local bodies, and other parastatals. The minimum built-up area for a 1 BHK flat, constructed for the lower-income group, will be 35.15 square meters. Similarly, for the middle-income group, the minimum area for a 2 BHK flat will be 50.96 square meters. The unit cost of the flat will be determined based on the actual cost of construction, excluding the cost of land. The freehold land will be considered as a subsidy to the beneficiary.
- The unit cost for the built-up area may vary depending on the location and quantum of land available. Beneficiaries are not required to pay for offsite infrastructure such as roads, boundary walls, etc. Additionally, beneficiaries will enjoy the benefits of a credit link subsidy scheme.
General Terms And Conditions
The applicant must reside in the same district where the scheme is being implemented. Each person is allowed to apply for only one flat under the scheme, and joint applications are limited to one per application. Beneficiary selection will be conducted through a lottery system. In cases where the number of applicants exceeds the available flats, a waiting list of eligible applicants will be prepared.
The application fee for a 1 BHK flat is Rs 2500, and for a 2 BHK flat, it is Rs 5000. This amount will be refunded for unsuccessful applications within 30 days. No processing fees will be charged. Installment payments by the beneficiary will be deposited directly into the escrow account. If false information is provided at any stage, the application will be canceled, and the application money will be forfeited.
In case of non-payment of installments within the specified timeframe, 8% interest per annum for the delayed period will be charged. If the applicant fails to provide an installment for six months, the district magistrate may cancel the allotment. If the allottee surrenders the amount after the first or second installment, a refund will be issued after deducting 5% of the payment without interest. Surrender of the flat is not allowed after payment of the third installment. If the housing department fails to hand over the allotted flat, they will pay 8% interest per annum for the delayed period.
West Bengal Nijashree Housing Scheme Eligibility Criteria
For the lower-income group, the monthly family income should not exceed Rs 15,000. On the other hand, for the higher-income group, the monthly family income should not exceed Rs 30,000. The beneficiary must not own a permanent house or flat in their name or in the name of any family member.
